Eviction Letter: What Is It?

An eviction letter is used by landlords to inform a tenant that they need to vacate the property. Typically, an eviction letter is used by landlords for issues regarding nonpayment, consistently late rent payments, damage to the rental property, or other violations of the rental contract. The landlord must have a specific reason for evicting the tenant, and they must provide proper notification in order for the eviction to be legal.

An eviction letter is a legal way to notify tenants that they must vacate the property.  A landlord can create their own letter or use a template. All letters must be professional in nature and should include the contact information for the landlord. They must also give the tenant an appropriate amount of time to vacate the premises. This typically needs to be between 30 to 90 days, depending on state housing laws. Make sure you keep a copy of the letter for your own records.
