Texas Lease Agreement: What Is It?

There are certain commonalities to any American lease agreement, or indeed to any lease agreement in the world. However, state laws create subtle differences in the contents of agreements. Let’s say you are looking to rent a property in the state of Texas. You’ll need to know the specifics. What makes a Texas lease agreement different from other agreements in the United States?

There are certain things a Texan landlord MUST disclose in a lease agreement. These include the following -

Tenants’ rights in the eventuality that the landlord fails to make a repair that is his or her  responsibility. These include lease termination, rent deductions, and legal action.

The tenant’s rights and responsibilities in the event of military deployment or domestic  abuse . This includes the terms by which the backrent is supplied. The tenant may only be held responsible if the lease contains a clause stipulating as such.

Security deposit rules . A security deposit refund may only hinge upon advance notice from the tenant if such terms are clearly outlined in the lease.

Home security devices . If the landlord wishes to enforce the presence of home security devices, the lease agreement must state this outright.
